MF Syndication Strategy Setup Question

If you had enough of your own funds could you purchase a building, raise rents, then once stabilized offer to LP investors via syndication at its new valuation? Take your initial cash out that was replaced by investors/ greater appraised value, continue being the GP of that building, and repeat the process.

Why wouldn't you just refinance with a bank or lender? The cost would be significantly lower and would come with far fewer potential issues.
