Living in Crazy Sarasota Market ( keep getting outbid by cash )

I recently sold a house in Sarasota by the beach I'd been living in for 3 years and made out quite nicely. I'm looking to reinvest and even though I'm in a hot vacation town I can't see to find anything that will cashflow nicely.

This market was formerly a cash flow market and has now converted to an appreciation market.  As David Greene has said on the RE show, there is a difference between the two and your investing strategy should reflect it.  

We are now buying in anticipation of return as the hordes of northeasterners descend on what was a great small town - and push prices up and workers out.
