I know how to figure cost, fix and upkeep on a rental property. My problem is finding a calculator/spreadsheet or pro forma workout program. I was hoping someone could help me. All the standard calcultors take the 20 year mortgage as part of the projections.
For example: I brought a $100,000 sfh for $80,000 put $8000 dwn and borrowed $72,000 from a private lender @ 7% for 2 years. I would then lease option the sfh to a tenant for 2 years.
Is there a spreadsheet or a calculator out there? Thanks
Hi James, noticed no one has replied. Have you found a calc/site for this? If so, I'd be curious to check it out. In the market for a similar tool. I've used the new BP calculator (pretty neat) and propertystick.com (I think able to handle this scenario). Good luck!
@James Register and @Michael Lee have you checked out the BP file place? There are loads of calculators and spreadsheets to help with analysis. I've used both J. Scott's SFH and Brandon Turners hybrid. You can customize each to fit your needs better.
