Cash Flow for residential rentals

I am analyzing my current portfolio for profitability. When calculating cash flow do you include a % for vacancy and repairs? If so how much would be considered a good cash flow for a single family one and a duplex?

 It totally depends on your market, some are leaner than others. Have you watched any of the videos where Brandon shows how he analyzes properties and what numbers he uses for maintenance and vacancy? If not, they are a great start.
