Partnership pitfalls to avoid?

Hi BP,

I'm at the point where I've located a solid deal and now I'm looking for an equity partner to help me take it down.  This is a triplex in Knoxville, TN.

What are some things I should look out for when seeking an equity partner to help me take down this deal?

I appreciate any and all wisdom you can share.  Thanks!

I would be looking for someone who has liquidity in case you need to pivot, similar time horizons, and discuss expectations about roles and responsibilities.
