Over saturated markets

Very interested in investing in small multi family the rio grande valley, Mcallen to be specific. There are currently 249 multi family properties on the mls, with a bunch of it being new construction. I am afraid this market is getting over saturated. Any advice?

Mcallen has one of the youngest populations in America second to Provo, Utah, and behind them Laredo Texas. If it cash flows, it’s gonna do fine.
