How do you think the philly market is doing?

Theres been a lot of changes over the last few months in this market. But home prices have barely fallen. How do you think investment real estate is doing in the Philadelphia market? Flippers Vs. Renters? Rates? Inventory?

I’m an active buyer in Philly and I think it’s a great time to buy and hold. With a flip I’d be wary of getting the purchase price desired to make the numbers work. I’m seeing properties selling at over 10% lower than the listing price with additional seller concessions.
