Can you still put 5 % down for a primary duplex?

Hi everyone,

Saving up to my what will probably be my last house hack for a while.   With all the regulations that have changed recently I’m lending - can you still put 5 % down into a multi family I move into?  Are there income limitations?

If that is not possible, I’m willing to move into another house and rent out by room and live in one for a while as well if I need to - but curious if there are limits to income ?

I feel like there was a chart somewhere?  Thanks!
