Investment strategies needed

I'm here asking for help. With how the market is right now, I can not find the deal I'm looking for. The question is, "If you had $50,000 cash, how would you invest it in real estate?" I've been looking for cheap properties to brrr but after asking price and renovations, the deals just don't pencil out. I'm also a brand new real estate agent trying to get my name out there as well with no deals yet. Please any professional opinions would be much appreciated!
