Good IRR for 10 YR Single Family Rental Investment

Hi,

Just curious as to what investors gauge as a good IRR for a single family rental investment? Assuming today's economics, many of the deals I'm running through a model are penciling at a c. 10% levered IRR. The property's CoC is rather low but decent upside through appreciation, would love to hear what people gauge in terms of good vs. bad vs. average for investment returns.
