Out of State investing

Hello, I am in California, I want to purchase my first out-state rental property in Dallas Texas. It has been challenging so far. I hope someone on the platform can direct me in the right direction. A property manager reference would be highly appreciated as well as a friendly real estate agent.

A great PMC is more important than a friendly agent.

95% of agents only know how to work on owner-occupied transactions.

Ask an agent how to calculate ROI or Cash-on-Cash for a rental and watch most of them squirm.

I'm a real estate investor, recently converted to PM to try and fill the need for a solid, reliable manager. I've been an out of state investor (36 units in Rochester NY) where my PMC was a make or break for my portfolio. It was a horrible experience. I live in the middle of DFW and can help with management. I am not a "turn key" operation- I dont offer acquisition or selling of your investment, do not do large repairs in-house, and do not have a preferred contractor, but rather take in bids from multiple companies. I know how stressful owning out of state investment real estate can be and can help you lift the burden. Please PM me if you'd like to discuss this more. Thanks!
