Not sure if anyone ever followed up with this company, so I scheduled a call with them today to get the details, and I’ll share what I found out for future readers of this thread.

So from what I gathered, it’s basically a financing option for really cheap houses you might otherwise have trouble financing with a bit of “boots on the ground” thrown in. It works like this: pick one of their turnkey-ish houses from their list, or bring your own, get financed for a 50k house with 10k down, pay interest only @ 10% for two(or3) years with 5% accrued interest tacked on to the balloon payment after 5 years with possible 2 year extension. The idea is that you buy 3 properties minimum within the 5 years and then refi them as a portfolio loan. They are based in Ohio, they got started in 2021. Couldn’t find reviews for them online, but he denied requiring any nda’s. 
Im a very vanilla investor, and not well versed in different finance options but it seems like an acceptable, but not ideal, option for getting your foot in the door with low initial funds/experience and very little effort. Those Ohio houses do be cash flowing…
I’d love for a more experienced investor to chime in with their thoughts.
