What's the best way to partner doing buy and hold?

I'm new to partnering in real estate, what are some of the strategies for partnering with other investors on buy and hold deals? Flipping seems easy: buy, remodel, sell and split the profit....but long term seems more complicated to me. Any advice would be great!

Formulate an LLC, and identify the percentage each managing member owns. Also you have to address how you would dissolve the partnership if it ever comes to that. Sit down with an attorney and have it structured you can do this for under $500
