So I get investors reaching out to me everyday and it goes like this:

"Hi, I know you offer turnkey properties and property management and am interested in the Toledo market, I don't want to buy turnkey but was hoping you could help me find a deal.

Also, do you have any contractor and lender referrals?

I'd also love to work with your property management company"

Diplomacy left me a long time ago so how would you guys reply?

Seems like to me that everyone wants something for nothing nowadays and nobody is willing to put in the work or to pay the margin for someone else that is willing to do the work...

Folks want to "own a monkey", play with the monkey, but not "carry the monkey" or clean it's S#@% when it does one hehe

I guess next time I go to McDonalds, I'll ask them for organic burger buns or where I can find them, I'll bring my own meat paddy and potatoes, get them to make a Big Mac meal for me and maybe I throw some change their way haha

How about those analogies above... lol

Engelo Good Morning !

I would like to take a stab at this.

I suspect a lot of these folks reaching out to you read BP forums.

And such they like the thought of infinite returns and are OK with max leverage etc.

So keep in mind BP folks are reading the BRRR books and building their Core 4 which has been coined by the folks who man the podcast and wrote a book on remote BRRR ( one of the absolute Riskiest endeavors one can take in real estate by the way).

So to that extent they are reaching out to you to build the Core 4 you just happen to have all 4 of the Core under one roof.

This IMHO is why your getting calls like this. Or e mail requests like this.

Your thoughts ?

    Engelo,  we have to remember leads now come from the ether we have no clue if they have no money or are millionaires.. The skill is to qualify them by taking control of the conversation in a way they dont realize your doing it.. I learned from some of the best closers on  the planet and this is a skill.. And one can learn it. Although very few can implement it.. again back to the Car salesmen just look up on the wall for the pictures of salesmen of the month or year.. thats the guys/gals that know how to take control qualify and close.

    When it comes to getting consulting money like your posting..  When I did Aheroshome charity that I started with other BP members and we gave a home away last year to a deserving veteran ( for  FREE). I raised about half the money personally by giving 30 to 60 minutes of my time for donations And when folks would ping me and I would ask for 100 or 200 and I will spend the time on the phone and walk you through how to do that sub to deal or how to do notes or what it takes to develop land etc.. I was about 30% conversion the rest could not cut lose with 100 bucks for charity and they wanted my time for free.. I dont give time for free I give time on the open forums and I might occasionally engage someone on PM if they are exceedingly polite and or have subject matter that I might be interested in at the time. Or If I think i can save their A$$ on a deal.  

    while you see many members here offer to hey just Ping and I will help you and thats all great but the vast majority do not have our experience or qualifications to be giving advice on certain situations.

    One of my donors comes to mind it was in TN and she wanted to know about how to find hidden lots. I went through it and she found one and made at least 100k on the deal.. And I think she might have donated 250 or 500.00 cant remember.. but it was a win win. u just dont give out this information for free.. I had to learn it and so do these other folks. There was  no internet for me it was Years of being in the business to learn these not well known techniques and concepts.

    Donated a few houses years ago (Maybe you saw it on TLC's This Is Life Live) and was called a racist hehe

    I'm caucasian and the family was African American so explain that one to me hehehe

    Funny thing is mate, it's not a "consulting fee" per se.

    Fully refundable which is clearly stated in the agreement and in our FAQ prior.

    "Consulting" was legal verbiage as we couldn't state a "deposit" for some reason.

    This was a while back when composed and for the purpose of investors having skin in the game before they get me burning rubber with pitching deals, answering questions, etc...

    Plus, if I don't like someone I don't have to sell and just refund the $5,000 "consulting" fee (Happens 9 times out of 10) šŸ¤·ā€ā™‚ļø

    As you know, our operation is boutique as we prefer it that way and I "touch" all investors personally

    And even prior to that step we have tweaked and tweaked our investor on-boarding process.

    How to pre-qualify leads via POF, auto-responders, VA's reaching out with email questionnaire's, FAQ's via our website and so forth.

    A rigorous process to ensure both the investor criteria and our model are clear for all...

    I mean it took years and years to develop, adapt, change, etc...

    But I guess that ain't clear enough either for some šŸ™ˆ

    But then those same folks will give some wholesaler or wholesaler company like New Western 2 to 10k NON refundable EM weird right ?

    Or a Guru $30,000 for what is free on YouTube or Bigger Pockets lol


    OK my Friend I have to go meet a Tree guy to  see how we can cut down half a dozen 120 foot doug firs and not piss off the neighbors and city.. and then build our 2.5 million dollar spec home.

    You would not believe how many messages I get on Airbnb saying they want to co-host or ā€œhelpā€ me to ā€œmanageā€ my listings. I check their profile and they don’t even have many reviews as my one property šŸ˜‚

    A lot of these books anYouTube videos from Guru are giving a false idea to folks. We all want to skip the hard work part and get the cream on top 😃

    Hey Engelo,

    I Totally understand your frustration.  Use it to your advantage, help them as much as you would like. Set your boundaries so they don't keep calling you.  You never know, if they can't find a deal own their own, they may come back to you for one of your turn key properties.

    They probably can’t find anything without a white kitchen and gray walls and awful gray blue lvp flooring and are desperate to find something to update themselves. Investor who make properties turnkey are terrible interior designers, but they get to all the gold first

    I have learned to respond in a professional manner to any and all customers, potential customers, colleagues, contractors and associates.  Being in the car wash business for almost 30 years has taught me the benefit of maintaining my composure and professionalism.  In car washing, I get all types of rude, ignorant, indignant customers.  While it may feel good to blast them back when they get out of line, I'm always regretful when I lose my cool; been there many times in the past.  I physically tossed a colleague out of my office and I wound up in court over it.  I've been sworn at, physically threatened and talked down to more times than I could count.  My strategy these days is to meet their vitriol with kindness and their ignorance with wisdom and help. If they get loud, I get quiet.  If they become belligerent, I ask them to leave.  If they do not, I inform them they are now trespassing after notice and call the police.  This method keeps my reputation in tact, keeps me out of jail, and does not cause my body physical harm due to stress and anger. I use the same tactics with tenants.

    Engelo,  we have to remember leads now come from the ether we have no clue if they have no money or are millionaires.. The skill is to qualify them by taking control of the conversation in a way they dont realize your doing it.. I learned from some of the best closers on  the planet and this is a skill.. And one can learn it. Although very few can implement it.. again back to the Car salesmen just look up on the wall for the pictures of salesmen of the month or year.. thats the guys/gals that know how to take control qualify and close.

    When it comes to getting consulting money like your posting..  When I did Aheroshome charity that I started with other BP members and we gave a home away last year to a deserving veteran ( for  FREE). I raised about half the money personally by giving 30 to 60 minutes of my time for donations And when folks would ping me and I would ask for 100 or 200 and I will spend the time on the phone and walk you through how to do that sub to deal or how to do notes or what it takes to develop land etc.. I was about 30% conversion the rest could not cut lose with 100 bucks for charity and they wanted my time for free.. I dont give time for free I give time on the open forums and I might occasionally engage someone on PM if they are exceedingly polite and or have subject matter that I might be interested in at the time. Or If I think i can save their A$$ on a deal.  

    while you see many members here offer to hey just Ping and I will help you and thats all great but the vast majority do not have our experience or qualifications to be giving advice on certain situations.

    One of my donors comes to mind it was in TN and she wanted to know about how to find hidden lots. I went through it and she found one and made at least 100k on the deal.. And I think she might have donated 250 or 500.00 cant remember.. but it was a win win. u just dont give out this information for free.. I had to learn it and so do these other folks. There was  no internet for me it was Years of being in the business to learn these not well known techniques and concepts.

    I'm caucasian and the family was African American so explain that one to me hehehe

    Funny thing is mate, it's not a "consulting fee" per se.

    Fully refundable which is clearly stated in the agreement and in our FAQ prior.

    "Consulting" was legal verbiage as we couldn't state a "deposit" for some reason.

    This was a while back when composed and for the purpose of investors having skin in the game before they get me burning rubber with pitching deals, answering questions, etc...

    Plus, if I don't like someone I don't have to sell and just refund the $5,000 "consulting" fee (Happens 9 times out of 10) šŸ¤·ā€ā™‚ļø

    As you know, our operation is boutique as we prefer it that way and I "touch" all investors personally

    And even prior to that step we have tweaked and tweaked our investor on-boarding process.

    How to pre-qualify leads via POF, auto-responders, VA's reaching out with email questionnaire's, FAQ's via our website and so forth.

    A rigorous process to ensure both the investor criteria and our model are clear for all...

    I mean it took years and years to develop, adapt, change, etc...

    But I guess that ain't clear enough either for some šŸ™ˆ

    But then those same folks will give some wholesaler or wholesaler company like New Western 2 to 10k NON refundable EM weird right ?

    Glad I could stir the hornet's nest.

    First, I didn't say you were suppose to be anybody's entire education, or source of leads. But everybody has their own way of learning, talking, and getting things done. I can, and do, read books, watch YouTube videos, and try to come to an educated opinion on how to proceed. Others jump in, head first, and learn from their own mistakes. I'd rather learn from other's mistakes. But while I'm taking time to get informed, others are getting things done. And while you can't compare someone who is trying to get free advice and leads to someone trying to sell you on their services, both are plunging ahead.

    And what is the matter with, if you are in turnkey solutions, someone asking if you have any leads on other deals? You can't pass along something you may have come across, and weren't interested, to someone else who might run with it?

    Again, I'm not asking you to be their entire solution. But in the time it takes to insult someone and get rid of them, you might have been able to give your two sentence pitch on why they are wrong for not considering your services, and how you benefit the deal. If you aren't a salesman, and don't want to be bothered, then I can understand why you would drop the conversation as soon as you can. Go for the easy stuff. The people who know what they're doing.

    And I also didn't say that you should take over their decision making and put in an entire business plan for them. If there weren't a variety of ways to profitably have a REI career, most investors would fail. Because not every method works for everyone.

    I also must have missed the part where you (the "you" being anyone that disagrees with me... haha) were a beginner, starting out, and learned everything from books and didn't make any mistakes. We all have different personalities that affect how we deal with life. I don't demand anybody change. Just offering my opinions and challenging anyone to consider if a different approach may find business and profit where they never considered before.

    kit planes are cool and all but it takes 2 to 5 years of your life and whoa is the day you rig the ailerons backwards and auger in on your first flight in your experimental aircraft.. I have followed this one for sometime they look pretty cool.  but I like the Cirrus I like the CHute and avionics.

Although very few can implement it.. again back to the Car salesmen just look up on the wall for the pictures of salesmen of the month or year.. thats the guys/gals that know how to take control qualify and close.

    When it comes to getting consulting money like your posting..  When I did Aheroshome charity that I started with other BP members and we gave a home away last year to a deserving veteran ( for  FREE). I raised about half the money personally by giving 30 to 60 minutes of my time for donations And when folks would ping me and I would ask for 100 or 200 and I will spend the time on the phone and walk you through how to do that sub to deal or how to do notes or what it takes to develop land etc.. I was about 30% conversion the rest could not cut lose with 100 bucks for charity and they wanted my time for free.. I dont give time for free I give time on the open forums and I might occasionally engage someone on PM if they are exceedingly polite and or have subject matter that I might be interested in at the time. Or If I think i can save their A$$ on a deal.  

    while you see many members here offer to hey just Ping and I will help you and thats all great but the vast majority do not have our experience or qualifications to be giving advice on certain situations.

    One of my donors comes to mind it was in TN and she wanted to know about how to find hidden lots. I went through it and she found one and made at least 100k on the deal.. And I think she might have donated 250 or 500.00 cant remember.. but it was a win win. u just dont give out this information for free.. I had to learn it and so do these other folks. There was  no internet for me it was Years of being in the business to learn these not well known techniques and concepts.

    Funny thing is mate, it's not a "consulting fee" per se.

    Fully refundable which is clearly stated in the agreement and in our FAQ prior.

    "Consulting" was legal verbiage as we couldn't state a "deposit" for some reason.

    This was a while back when composed and for the purpose of investors having skin in the game before they get me burning rubber with pitching deals, answering questions, etc...

    Plus, if I don't like someone I don't have to sell and just refund the $5,000 "consulting" fee (Happens 9 times out of 10) šŸ¤·ā€ā™‚ļø

    As you know, our operation is boutique as we prefer it that way and I "touch" all investors personally

    And even prior to that step we have tweaked and tweaked our investor on-boarding process.

    How to pre-qualify leads via POF, auto-responders, VA's reaching out with email questionnaire's, FAQ's via our website and so forth.

    A rigorous process to ensure both the investor criteria and our model are clear for all...

    I mean it took years and years to develop, adapt, change, etc...

    But I guess that ain't clear enough either for some šŸ™ˆ

    But then those same folks will give some wholesaler or wholesaler company like New Western 2 to 10k NON refundable EM weird right ?

    Yes I get many of these calls too, but I also have a lot of investors that are willing to put the work in and just need some guidance. I try not to get frustrated or upset, and just try to set boundaries and let them know I won't do the work for them.

    And I also didn't say that you should take over their decision making and put in an entire business plan for them. If there weren't a variety of ways to profitably have a REI career, most investors would fail. Because not every method works for everyone.

    I also must have missed the part where you (the "you" being anyone that disagrees with me... haha) were a beginner, starting out, and learned everything from books and didn't make any mistakes. We all have different personalities that affect how we deal with life. I don't demand anybody change. Just offering my opinions and challenging anyone to consider if a different approach may find business and profit where they never considered before.
