I invest in Tampa area and have a LTR and about to buy a house in next 3 months as primary and then after a year convert to STR

Anyone here have a connection who will do short term JV ? By short I mean about 6 months to buy a DSCR backed house and then I pay off interest for those 6 months and the principal and then I become sole owner? I would be looking at about 50 K loan and can go upto 12 % interest

To be clear this is only for future ..most probably next year when I start to scale
