How to use foreclosure.com to find deals?

Hi, 

I have a question on how to use foreclosure.com to find a deal and proceed with a deal? 

We have set up filters and find some pre-foreclosure and foreclosure properties in our area which we want to look further. 

For the bankruptcy properties, we contacted the trustee phone numbers on the website, however, they usually just replied to ask us to look for debtor's attorney.

For short-sales, we searched the listing on zillow.com, but majority of them are off market.

We used BP recommended realtor and asked if they can help with the properties we targeted, the realtor searched for a week of the foreclosure ones and get back to me that she believes she will not be the right partner. For the pre-foreclosure properties, the realtor said it took a lot of time to deal with the owner with a big uncertainties so they can't help with those properties either.

Please give me some advise on how to use foreclosure.com to find deals correctly. Thank you!
