Rookie investor looking for advice on investing in Massachusetts.

Hello folks,

I am just getting started in real estate investment and looking to expand my limited knowledge and connections in this field. We recently closed on a condo in Medford as our primary residence, which I am planning to rent out in two years. Going into the deal I knew this was not going to be a cash flow positive property, but I am more interested in long-term appreciation, so location was important. Also, if we fast forward to 5 years, we will not be able to afford the same condo closer to Boston due to the fierce competition here. I am a W2 employee and have mostly been investing in stocks, but I have realized the tax advantages are barely there, like in real estate. Moving forward, I plan to pivot and invest the majority of my income in real estate with the goal of appreciation and eventually achieving cash flow-positive properties.  I would love to connect with people on the forum here and get advice on the next deals/ locations I should be looking at investing in MA. I would also love to connect with people based in Massachusetts who are investing in out-of-state properties, I am very curious about the rationale and methodical approach behind investing in out-of-state properties.
