Rental Property renovation

Hello BiggerPocket Members

I am looking to renovate one side of my duplex, which is going to be available soon here in North west New Jersey I would need to change the flooring, the kitchen countertop and the shower.

I am looking for thoughts and ideas for the following:

1) For the flooring - what would be the  better option? should I go with Hardwood, or LVP or carpet?

2) For the countertop - should I install granite/ quartz countertop or should I just go with the formica countertop?

3) For the shower -  should I go with the surround panels or should I install shower tiles? I know the grout may be something I would need to service on a yearly basis to avoid damage to the sheetrock walls or should I stick to surround panels.

Please feel free to share your thoughts and experiences. Would be much appreciated.

The renovated unit would command around $2,300 per month in rent, excluding utilities, and is very close to the Elementary and Middle school. So my prospective tenant would be a family with 2 kids in the 5 to 14 age group. The unit has two bedrooms. I mention this just as perspective, as to the possible wear and tear/ maintenance factor.

    I agree with @Scott Mac You need to know your market. What are other units on the market offering in terms of finishes as well as what are the renters expectations. 

    i would say it is worth spending a little more for more durable components even if the market does not require it as @Adam Bartomeo said
