Current Resident Interested in Purchasing Property

Hey BP! 

I currently own a SFR in Jacksonville, Alabama. It has performed pretty well, but nothing crazy. It is located in a college town that I expect to continue to grow. My current resident has been amazing. He has taken care of the property just as well as I would. He recently reached out and expressed his interest in buying the property. Not soon as in the next 6 months, but somewhere between the 12-36 month area. Should I consider starting a rent-to-own lease? I am not very well educated in the ins and outs of the lease. And what about it would make it appealing to me? What makes it appealing to him? Or just go through a normal sale to him? I just don't know what I don't know. Any information or insight on this would be very helpful! Thanks!
