How Is the “Big Beautiful Bill” Impacting Your Investment Strategy (If at All)?

With the passage of the “Big Beautiful Bill,” I’m curious to know how other investors are feeling right now, whether it has changed your short-term strategy, long-term plans, or confidence in the current climate.

Some of the provisions like preserving 1031 exchanges, expanding the SALT deduction cap, and boosting Low-Income Housing Tax Credits seem like clear wins for the real estate space, but with everything else happening in the market, I wonder:

  • Are you feeling more optimistic about scaling this year?

  • Are conditions getting riskier for part-time or newer investors?

  • Are rising holding costs, labor shortages, or extended timelines impacting your deals or underwriting?

  • What adjustments (if any) are you making to your buy box or financing approach?

I still see opportunity out there, but I’m curious how others are navigating today’s landscape. Always helpful to hear what others are seeing and how you’re adapting in real time.
