Hello, my name is Drew and I'm new to this site. I am learn about and trying to get into real estate investing with the goal to retire in 20-25 years, I'm 40 now and wanted to get advice from those in the know. My question is what could potentially be the best real estate niche for me if I already have a career I enjoy, I have a big family meaning little time to manage property with the goal to have enough cashflow that I don't have to change my lifestyle when I retire, meaning assets are making about what I make at my job, $150,000-$200,000/year. Thank you for all those who have insight.

Given your time constraints and desire for passive income that could eventually replace a $150K–$200K salary, you might want to look into turnkey single-family rentals or small multifamily properties in strong cash-flow markets across the Midwest and Southeast.

These niches allow you to:
Build cash flow steadily over time
Leverage property management so you’re not tied to the day-to-day
Take advantage of depreciation and other tax benefits
Grow your portfolio with strategic financing and reinvestment

Markets like Birmingham (AL), Memphis (TN), Columbus (GA), Ocala (FL), and Akron (OH) offer solid rental yields, affordability, and established property management networks. If you stack 1–2 properties a year over the next 15–20 years, you could realistically build a portfolio that supports your retirement income goal without a massive lifestyle shift now.
