200k Liquid to Invest?

OK BP team, question for you. What would you do in today's market if you had 200k liquid? Would you pay off some fo your SFH long term rentals with a few of them having interests rates in the 6s and 7s? Or would you look to buy another house or two, or maybe even a duplex? The market I'm in, I can find homes for as low as 100k. And oh btw, my goal here is to maximize cash flow. Ready.set.go!
