Annual Rent Adjustment

Hello BP,

I would like to collect input on the consideration for the annual rent adjustment.  Can a landlord set rent adjustment varied based on the number of people occupying the unit (2 ppl vs single in a 1-bedroom apt), the timeliness of making the monthly rental payment, how well the tenant takes care of the unit…or strictly based on a set dollar amount or % increase across the units, assuming there are 1-bedroom and 2-bedroom?  We can set aside market rent analysis, state and local regulatory requirements, all of which will need to be considered.
