What are you biggest problems/gaps?

As the title states, what are the problems real estate investing that still need a good solution? There is much more technology today, and the advent of AI has definitely eased some pain points.  Where do you struggle the most? What are the gaps in your property management software? What are the weak points in your processes? 

I would appreciate the insight.
