welcome to the site.

A few things one can do if they are just getting started and don't have much capital.

1. Buy an owner occupied duplex. Live in one and rent the other. Use an FHA loan to keep your down payment to a minimum.

2. Increase your skill set so that you have some sweat equity to offer partners who do have capital.

-Get your RE license, You will learn knowledge that your partners will want. You can offer this as your contribution to the partnership.

-Learn contracting skills. Same as above.
