Heavy Investor Buying. Is it good, bad or ugly?

Looks like investors are making up a much larger (and growing) portion of sales than has been the case in the past.  I was quite surprised to see Cape Coral at the top of the list of sales to investors and it makes me think the methodology used to quantify an "investor" is somewhat flawed.  For Sarasota and Cape Coral, my guess would be that a lot of these "investor" purchases are actually vacation homes or second homes where the owner is having the tax bill sent to their primary residence.  Still a very interesting read nonetheless.
