Should I flip my 3BDR SFR and look for better deals or rent it?

I own a recently updated SFR in a very desirable location which used to be my primary residence. PITI is ~ $1700 and I could get $2500 rents. The numbers don't meet the 50% or 1% rules. I have 25% in the property that I could use for better deals elsewhere.

Should I sell and look for better numbers?  Or keep this one as long term buy and hold?
