Is a real estate broker needed?

Is a real estate broker required for closing?  If yes, is it possible to negotiate the commission and use the difference as part of a down payment?

I have an off market deal tentively agreed on. If a realtor is needed, I am hoping to Negotiate and split the commission and use it towards my closing costs.

If you have a signed contract, you do not need a realtor. What you will need is a closing agent - either a title insurance agent or an attorney, depending on local practice. Good luck.
