Building investment team in Big Rapids, MI

Hi this is my first post so please be gentle :p

I've started researching investment opportunities in Big Rapids, Michigan near Ferris State University.  The sole purpose is to identify and acquire 4+ bedroom properties to rent to college students and collect rent per room (research shows that rooms can rent anywhere from $400-$600 depending on size and condition of rooms/home).  Initial cash flow estimations looks like these will provide solid returns financed or free and clear.

My goal is to find a strong, knowledgeable team to help with the entire process: Realtors, Lenders, Property Management Companies, Contractors, etc. Anyone have any experience in this area or have suggestions on where to look to build a strong team?  My guess is a solid realtor should have good contacts so maybe that's a starting point?

Thanks, Peter
