finding the right market?

 I want to start investing already, having trouble finding the right market. Im considering out of state investing either in Texas, Alabama, or Wisconsin. Would appreciate any help or tips.

I'm hearing a lot of buzz about KC, and I have a friend who's acquired about 10 SFH's there. It seems to be a place where you can still buy something cheap in a decent neighborhood and make it ready for rental with a minimum amount of work.
