I'm having difficulty determining true ARV. I know you research recent sales in your area with similar characteristics but with a lot of REO'S in the area it seems to complicate the equation. I've seen similar comps sell for 100K differences in the same area, and others anywhere in between. Is there a way to make sense of this? Jim
