hey im a 19 year old who is new to real estate investing and my goal is to become a full time "flipper" eventually. right now i am focusing my time on wholesaling properties and bird dogging for investors. I have a question, is there any way to invest a small amount of money into an investors flip to get a small return but be able to be hands on and follow the flip until the day the rehabbed home sales ? Pretty much what i mean is, would an investor who is flipping a property, be willing to take about $3,500 cash from me, and allow me to get a return of about $4,500 ($1,000 profit) but allow me to be hands on with the flip, as in, let me see the property while they're rehabbing it and let me see kind of how they do it so i can learn more about it and see how its done? what i was thinking is, since im bird dogging with investors, do you think one would be willing to instead of paying me to bring them a good property to flip that they can make money on, not pay me anything and let me do that ? Im really just looking for sort of a mentor and for experience in the game. i feel uncomfortable asking the investors ive been working with. What do you guys think? Would you do it ? any advice is very helpful!
