Opportunity to be creative

I’ll try to keep this short. I currently rent a house and just closed on my first income property (triplex) last week. I’ll be living in one unit and renting the others out. When I notified my current landlord I’d be leaving they decided to sell the house. Asking me if I know any agents or buyers that would be interested because they wanted to expedite the sale. I see this as an opportunity to maybe purchase the house or wholesale it, the problem being I don’t have much reserves after my recent purchase. Any advice on what my options are?
