12% ROI anyone?

Hello everyone I am new to the bigger pockets community. Ive watched tons of podcast from bigger pockets and one thing I've notice is that brandon talks about getting 12% return on his investments (properties). And I'm not to sure how to figure out how much you would get on your return on investment (ROI) so if anyone could enlighten me I would very much appreciate the help! Thank you.
