Condos!?! Yeah or Neah?

It seems to me that the only way into the real estate investment game is to begin with condos. I've been trying on single family homes, but I keep getting boxed out by cash buyers. My strategy is buy, repair and rent. Pay down the mortgages and have a higher cash flow in 10 years. Any advice on what I should look out for????

Watch out for the HOA fees! Some of them can be really high so be aware of how it affects your ability to cashflow.
