What are your criteria for SFR buy-and-hold?

I'm curious what you look to find in your detailed analysis. Specific ROI %, amount of cash flow, etc. What are your goals? Thanks for the inspiration!

Flexible. Most of my SFR are debt free so obviously the cash flow is strong. Everything appears to look good for the future in SW Florida for the next few years so I can ride the appreciation up. We are #1 in the nation for highest rent appreciation so to me it makes sense. I won't pay market value so even if the annual ROI isn't that strong if I can get a free 30K, 45K, or more equity it works for me.
