What's the best play here?

Have an interesting opportunity pop up and trying to gauge the best way (for me) to go about this.

My brother is being transferred to another state and needing to sell his house. It needs some repairs, but in a good area with a pretty solid market. I was suggesting he rent it out since he's in a good position financially on it, and I would handle the PM functions. My focus has been out of state investments (rentals) since the market here is high priced and still hot, plus I'm still pretty green but learning.

I have his bottom line numbers, and thinking being the wholesaler would be the best way to help him unload it in the next month, and make a few dollars myself of course. Wanted to see if anyone else had other ideas on how I could maximize my cut for being the problem solver on this since he has enough to deal with. Would love to buy it myself and flip it, but it's above my pay grade currently, unless I find a hard money lender.
