newbie buying first property... where do you recommend???

My wife and i have decided to buy our first rental property but do to the prices in CA where we live we can not afford to buy an invest property here. We can afford a house of up to $150K where do you recommend we go for our first investment? Are there any good places to see average home prices and rent prices for given areas? Lastly, any advice for a first time investment buyer would be greatly appreciated!!!
