Braaaaaand new to investing !

Hi all! Please be gentle on me. Just a few thoughts...are their any kind of "rule of thumb" goals to follow when purchasing rental property? 

Is it okay to purchase property with standard financing of 20% down? Is that silly to do? I don't have the cash to be paying in full 

What's an expected average ROI one should be looking at? Or at least a range. I know it'll differ in different regions
