Newbie seeking rental advice

Hi, relatively new to REI, have 2 rentals that I just sort of winged when purchasing, not the best strategy lol but both thankfully cash flow positive. Question being, what is a good number to use as a benchmark for cash flow when looking for another rental? I've heard at least $200 but would like to hear from the masses. Thanks for the help!
