I am new to BP. I want to jump into the real estate investing. So far I have saved up some money around $10K for investing in real estate. I am located in the Killeen, TX area. I need some advice on where are some great places to start searching for properties and what are some of the best sources.
You are going to love real estate investing.
In answer to your question.
A first great place to do research is the map view of www.realtor.com
This site allows you to identify the retail, ask prices for listed real estate in each area.
1. Identify the 12 zip or postal codes where you would like to work in your area. 2 rules.
a. Do not work in an area where you would be shot. Not joking.
b. Do not work in neighborhoods which exceed the area FHA cap or in the million dollar areas unless you have multi-millionaire friends you hang with frequently on a social basis.
Next you will move to placing offers.
I'm Glad You Asked.
Welcome to BP @Davyona Hogans , you should find that other investors are usually very helpful to those getting into the business. I would suggest that you find like-minded people to be around locally and start networking. There are meetups in your area that are very active. https://www.meetup.com/Masterminds-of-Cen-Tex-Real... While you are new I would suggest finding a marketing strategy that you like and get comfortable with it until you move on to the next.
Welcome @Davyona Hogans . I like you started 3 months ago and have wholesaled 5 deals. What I would recommend is you figure out what Niche and strategy you want to focus on and focus on it alone. I'm a big believer in Gary Keller's book: The One Thing book. The whole idea is focus all your efforts on one idea until you are successful at it. Keller quotes "chase 2 rabbits, you will catch neither". I would recommend the free course that BP has on REI. https://www.biggerpockets.com/courses/a-beginners-...
What I did a lot in the beginning was:
-Keep listening to the BP Podcasts
-Checked out these books: https://www.biggerpockets.com/renewsblog/wp-conten...
-Watched these Webinars: https://www.biggerpockets.com/webinars
For deals I would go to your local REI and network and ask for referrals for good: agents, wholesalers.
Keep Up the Hustle!
Another place you can start is by finding a real estate agent that specializes in investing and just going to lunch with them and talking most agents will give you time and advice simply because there is a possibility they may do a deal with you at some point. This will also allow you to pick their brain because our market in the Fort Hood area is a lot different then most.
