DW Typical ROI on Rental Properties?

I'm just getting started in real estate investment in Dallas Ft Worth. I'm looking at purchasing a property either a single or multi family and will most likely be needing to put down 20 - 25%. What's the typical or acceptable ROI I can or should expect in the DFW area as I begin my search for my first property?

A couple questions...
What part of DFW? Renting by the bedroom (near a college) or the unit? Self-managed or professional management? On SFH 3/2? 4/2?
