Where is the best area to invest in for cash flow?

We are brand new and live in Georgetown, TX (just north of Austin,TX). We are REALLY wanting to start investing. We are interested in 3 beds / 2 baths. Is Dallas/Fort Worth better areas to invest in for rental properties and cash flow or would San Antonio be good? It seems like Austin/Georgetown would be better to do a fix and flip? Any advice would be greatly appreciated. Also, do you recommend getting a real estate license? If so, can you recommend a good online program? If you are local to my area, I have Tuesday's and Thursday's available to offer help to anyone who needs it in return for experience and knowledge. I am very handy and do a lot of repairs myself if I can figure them out. Thank you so much for your time and help.
