I've been thinking about taking a dip into a SFH as my first property. Are there any loans that don't require you to move in for a year before rent out? Also,we have the option of a VA loan, I'd like to save that to use for a bigger property investment like multi family, but does anyone have any suggestions for me otherwise-to use the VA loan for SFH or save it?

Second, if I had to live in the property for a year before renting, would it still count if I lived there but also rented it out (rent out rooms)? Similar to living in a duplex- living in one side but renting the other.
