In search of lender who can do Delayed Financing

Hello BP. I just won a foreclosure property at Auction.com and will be making the purchasing for all cash. The property will need a good amount for the renovation but is a perfect candidate to execute the BRRR strategy. Instead of waiting to do a cash out refinance after the rehab I would like to immediately recoup the funds I used to purchase the property and the apply them to the renovations. Has anyone used this strategy lately? Can anyone recommend a lender who offers delayed financing? Thanks in advance for any input for the BP community
