Invest in Detroit? Thoughts?

Hi Everyone, I am interested in looking at new up and coming areas and wanted to know what the BiggerPockets community thought about investing in Detroit MI. There seem to be affordable properties that fulfill the 1.5% to 2% rental price to purchase price guideline. Is it too late to invest properly in Detroit? Or too early? I understand there will be good and bad areas of the city but just curious what the consensus was here at BiggerPockets.

Hi Alan,

It is all about location. It is difficult for an out of market investor to do well in Detroit without a strong team on the ground...or even better a local partner.
