Correct Analysis Numbers
Hey everyone,
I've been practicing my property analysis, but I have a concern. I have no idea how to gauge how much insurance a landlord would pay. I've been analyzing mostly duplexes, tris, and quads. I've been using the figure of 300/month for insurance. Is this an accurate number?
I've also been using the figure of 100/month per unit for the water cost. For example, a duplex would accrue a $200 water bill. Am I analyzing the correct way or am I way off in my numbers.

It really doesn't matter. When the time comes, you'll get better numbers to tighten up your analysis. Every deal is going to be slightly different. If you're lucky, the tenants will pay their own water if you have separate meters.
