Flooring LVP options. Need help!

Hello,

I am about to hire a contractor to get flooring done in two of the units and wanted to know:

  • If the rates quoted are reasonable? I have been quoted $1.40 per sq. ft for installation cost which includes removal of carpet, underlayment install, flooring install, quarter round install and painting the quarter round. This does not include the material cost for underlayment, quarter round and flooring.
  • I am having trouble choosing LVP. Seems like BP has a lot of recommendations for Allure Ultra from Home Depot. I am looking at a Shaw Matrix LVP from Lowe's. The one at Home Depot is $3 a sq ft and I am getting the one at Lowe's for $1.8 a sq. ft. Is it really worth spending extra here?

My rental units are 1100 sq. ft., 2 bed 2 bath and rent for about $825 a month.

@Aman A.  -  Price sounds good to me. 

I use the Shaw collection from Lowes.  I've tried a lot of different brands, and this has been the best so far.  Really easy to install, holds up great, has great color selection, and is very affordable compared to hardwood.
