Invest out of state: Wilmington, DE or Wilkes Barre, PA?

My husband & I just started in real estate investing. We purchased a 2 family unit in Hempstead, NY. We realized that we wouldn't be able to afford another local property. We have heard about Wilmington, DE and Wilkes Barre,PA. I wanted to get feedback on which city would be best for our next investment.

As far as Wilkes Barre is concerned your not the only one thats heard its a great place to invest!  Prices are relatively low compared to the rest of the US and there is a significant pool of tenants both Section 8 as well as non Section 8 to choose rom it is not uncommon to list a place for rent and be contacted by 25-50 even more now how many of them meet your rental criteria thats another story.  If you have any specific questions about the WB let me know.
