Lead that is 6 months behind

So I just got off the phone with someone who called on 1 of my signs. This is the scenario her house is worth 107k, but she owes 119k on it. She is 6 months behind because she lost her job. Her mortgage payment is 960 a month. She doesnt think she is open to any lease options. This seems like a pretty impossible situation-I hate to pass on leads-but I cant see anyway to work it out....

the hard money lender i use never checked my credit, but he did want to meet with me in person. be a nice person and they will care about the house more than you. if you have some money to put down, that will help, but don't worry if you don't. ask the hard money lender about transactional funding.. i know it sounds hard right now, but once you do it and keep moving forward you will get your answers. remember one thing, this is a relationship business, so be nice and a person of your word. always have a giving attitude and anyone doing business will appreciate it and want to do business with you. good luck
